Every structure starts with its foundation. In San Antonio, most homes, additions, and outbuildings sit on one of two types: a concrete slab poured on the ground, or a pier and beam system that raises the floor above it. Both work well when they are built for the site. Here is how they compare.
Why soil matters in San Antonio
Many parts of the San Antonio area have expansive clay soil. Clay swells when it gets wet and shrinks as it dries out, so the ground under a building moves with the seasons, heavy rain, and drought. A foundation has to handle that movement. Other parts of the area sit on caliche or limestone, which behave very differently. Knowing what is under your lot is the first step in choosing a foundation.
Slab-on-grade foundations
A slab is a layer of reinforced concrete poured directly on prepared, compacted ground, usually with thickened edges or beams around the perimeter.
- Common for new homes, garages, and sheds.
- No crawl space, so there is less room for pests or trapped moisture underneath.
- Plumbing runs under or inside the slab, which makes later plumbing repairs harder to reach.
Pier and beam foundations
A pier and beam foundation uses concrete piers set into the ground to hold up beams, and the floor framing sits on those beams. That leaves a crawl space between the floor and the soil. You see this on many older San Antonio homes.
- Plumbing and wiring under the floor stay accessible from the crawl space.
- If the soil moves, the floor can often be re-leveled at the piers.
- The crawl space needs ventilation and drainage to keep moisture under control.
- A good fit for porches, decks, and raised additions.
